
BARNSBURY TOWNHOUSE
Honed undertook a deep retrofit of this Grade II Listed Georgian Townhouse, set in the historic Thornhill Square, which together with the adjacent Thornhill Crescent forms part of the wider ensemble of the Barnsbury Estate of Islington. As it’s a Listed Building, the original fireplaces, skirtings, mouldings and cornice were all retained and restored, all services were fully replaced and there were minimal alterations to the structure.
At the basement level we damp proofed the vaults to create a new bathroom with walk in shower and tub. The previous kitchen area was converted to a guest bedroom suite and the rear garden room converted to a cosy media room with built in bespoke joinery.
On the ground floor, the Danish imported kitchen was fitted around the listed features with sawn oak cabinets creating textural interest in the space. A free standing island in steel was fitted with concealed wiring for the ovens. The marble countertop was hand picked from our supplier by the clients and book matched to produce a beautiful feature top and splashback. The dining area adjacent looks onto the garden square and incorporates further built in joinery, cocktail bar and Italian coffee machine.
On the first floor, the grand front room was converted to a luxurious library with full height bookshelves to house the client's collection. Dedicated lighting illuminates the artworks as well as pools of task lighting for reading. To the rear, a new office space features a desk built in under the window with a view to the garden. The small bathroom upstairs was converted to an indulgent wet room, fully tiled and lit by a skylight above.
The second floor was dedicated to the principal suite. We built an upholstered headboard with built in drawers and reading lights. A bank of wardrobes has rows of drawers and hanging racks illuminated by door activated LED lighting. The adjoining bathroom is clad in Ceppo Di Gre natural stone slabs imported from an Italian quarry which form the floor and walls of the walk-in shower. The elongated black vanity is framed by patinated brass panels and ribbed joinery for storage.
Throughout the house dark timber flooring was hand scribed in to work around the period skirting and mouldings. The heating system was part underfloor in the new bathrooms, with the rest of the house warmed by period style black radiators on an ultra efficient condensing boiler. The shower pressure was requested as a key priority for the client and a new storage tank and pump were retro fitted to achieve excellent pressure in all the wetrooms.
The end result is a cohesive interior to the house with a fine balance of period details and modern aesthetic producing a beautiful home for the owners.
