UPTOWN HOUSE

Honed worked on the extension and refurbishment of a Grade II listed building in Islington. The three storey townhouse was carefully restored - retaining all the exterior and interior features. At the rear of the property, a single storey extension was designed in glass to bring light into the basement to complement and enhance the original architecture.

The work required careful management to preserve and set aside historic features, to manage specialist contractors, and to reinstate the interior. All period features were repaired and restored. The end result was a light filled house with classical proportions.

Works from Honed

  • The house was extended with a glazed single storey addition to the rear. This involved the installation of specialist structural glazing onto extended walls built with reclaimed brick and lime mortar. The basement area was transformed from a dark space to a light filled kitchen and family area. Flooring was an imported terrazzo tile in the kitchen, and an oak board in the living area.

  • The open plan design required the installation of a misting sprinkler system to satisfy safety regulations. The existing doors in the house were retained and coated in a fireproof material for the same reason.

  • There were only minor structural alterations to the rest of the house with the listed status determining that careful refurbishment was required. Existing services were stripped out and new electrics and plumbing installed. Plaster was repaired and cornices restored. The floors were finished in a classic white oak parquet and plank.

  • Built in joinery provided copious storage throughout. Bespoke wardrobes to the two main bedrooms, storage to the living room and cupboards to the utility area were all made by our specialist joinery team.

  • Two new bathrooms were fitted. The entire first floor became the master suite with three types of Italian Carrara marble in the bathroom, combined with brass fittings. The small loft area had a conservation rooflight installed and a new wetroom was fitted to service the top floor bedrooms.

  • Lighting was a particular feature with a number of different wall lights and pendants producing soft and controllable illumination throughout. Use of LEDs with door sensors enhanced the functionality of the wardrobe and basement storage spaces. 

  • The exterior of the building was repaired and repainted in traditional colours. The front tiles were restored with 1500 traditional black and white tiles. To the rear, a new patio was created in charcoal block paving and the garden refreshed retaining a fig tree and bamboo plant.

  • The colour palette throughout was in natural soft tones to compliment the historic architecture. The resulting home was a beautifully restored family space that will go on to house future generations.
